This project analyses Bayut real-estate listings from Dubai, DIFC and Downtown to uncover pricing patterns, property characteristics and neighbourhood differences. After cleaning and structuring aggregated data, price per m² and key amenities were compared across districts. The analysis highlights market trends and provides insights useful for both buyers and investors.

Business Context & Problem
Dubai’s property market is dynamic, with major districts such as DIFC and Downtown attracting buyers, renters and investors worldwide. Understanding how prices vary by location, building type and amenities helps inform investment decisions and highlight undervalued properties. This project focuses on analysing Bayut listings to better understand these differences.
Data & Analytical Approach
The dataset was obtained through web scraping, then cleaned to remove duplicates, incomplete entries and inconsistent formatting. Key features included property type, number of bedrooms, size in m², location, amenities and listing price. Feature engineering introduced price per m² and grouped property categories for clearer comparison. Exploratory analysis and visualisations helped surface meaningful patterns across the three areas.


Statistical / ML Analysis
Instead of predictive modelling, the project concentrated on descriptive analytics and segmentation. Distributions and boxplots were used to understand price ranges, outliers and typical property sizes. Correlations between price, size and location were reviewed to identify what drives value. Clustering-style comparisons (without formal clustering) separated areas by price behaviour and property mix.


Key Insights & Final Recommendations
The analysis showed that Downtown consistently commands the highest price per m², mainly driven by premium buildings and proximity to major landmarks. DIFC showed strong prices as well, but with more variability depending on tower and amenities. Dubai’s broader area displayed the widest range of property types and more affordable options.
These insights can support investment decisions, guide neighbourhood comparisons and help identify listings that offer better value relative to similar properties.
